Superannuations funds can't borrow, right? Wrong!
The concept of purchasing Instalment Warrants over shares (which is a form of borrowing) is fairly well known. The Federal government has extended that concept to apply also to purchases of real property (Land).
If you meet the strict criteria set out by the Federal Government, you can borrow within your superannuation fund, and use those funds to acquire new properties (subject to those properties being properties that a superannuation fund is otherwise legally allowed to purchase). If you have a self-managed superannuation fund, you may, by meeting the legal requirements of the legislation, use borrowings as part of your overall investment strategy.
We assist those parties who have determined that this course is suitable to them, by preparing all of the formal documentation required to ensure that the borrowings are made in compliance with the law. Typically this work is in liaison with both the trustees of the superannuation fund, and with their accountant and/or financial advisor.
